12-Step Carpet Cleaning Process

First of all-our 12-step carpet cleaning system for maximum soil and spot removal INCLUDES PRE-SPOTTING PET STAINS TO REMOVE SPOTS AND MINOR SPOT ODORS-NO EXTRA FEE.

Step 1: Pre-Inspection
Our technician will do a walk through inspection with you to identify soiling conditions, carpet construction, special services such as pet stains and odor treatment that you may need, and potential permanent stains.

Step 2: Pre-vacuum
Your carpet is pre-vacuumed with a commercial vacuum to remove bonded, insoluble dry soil.

Step 3: Furniture Moving
Our service includes the moving of small and medium furniture. Sofas, chairs and tables will be carefully moved. Larger pieces, such as beds and dressers are left in place under our regular pricing structure. Furniture will be protected with disposable blocks and tabs.

Step 4: Pre-spot
Tough spots and stains are pre-treated for maximum removal.

Step 5: Pre-spray
Traffic areas are pre-treated with a biodegradable traffic lane treatment to loosen soils for deep, effective removal.

Step 6: Pre-agitation
Your carpet will be pre-agitated with a carpet groomer or rotary cleaning machine (depending on soil level) to further loosen traffic area soil.

Once the soil has been loosened, our state-of-the-art truck-mounted hot water extraction cleaning process will thoroughly flush the carpet pile. Pressure and heat are regulated to prevent the carpet from being over-wet.

Step 7: Soil Extraction and Rinse
The carpet is then thoroughly rinsed using a powerful extraction cleaning system without over-wetting the carpet or leaving a sticky residue behind.

Step 8: Neutralizer
The pH is balanced on every carpet and fabric cleaned. This is one of the most important steps according to the manufacturers of carpet. It is accomplished during the extract & rinse process or a post spray will be applied.

Step 9: Post Spot Treatment
Some tough stains which can dye your carpet may not come out with our extraction.  However, a post spotting, done by hand, can remove many of them using our specialized technical skills.

Step 10: Post Groom
The Carpet pile is set in one direction to aid the drying process.

Step 11: Speed Dry
A high velocity air mover is placed on the carpet to lessen the drying time.

Step 12: Post Cleaning Inspection
Our technician will walk through your home with you to point out the cleaning results and make sure that you are completely thrilled with the job.


How to Get Ready For Your Carpet Cleaning

Prepare your carpet to be cleaned: Discounts are given if we are not required to move furniture. If furniture moving is selected, we move sofas, chairs, plants, tables, etc. An extra fee applies to beds, china cabinets, and dressers. Remove breakables from the top of tables Also, please save us a parking space near your door. 

Drying Tips: Keep the temperature about 70 degrees if possible. Air conditioners dehumidify the air. Turn on ceiling fans and box fans to circulate air.

48 hour cancellation policy. We know your time is valuable. If we are late, we’ll call ahead to let you know. We ask that you do the same for us. If you must cancel or reschedule, let us know within 48 hours, or a $25 cancellation fee will apply.

Please note: The estimated price given on the phone is merely an estimate. The prices mentioned on this site are subject to change. We will measure your area and give an exact price before we begin. The regular cleaning price includes pre-vacuuming, all pre-spotting, some furniture moving, and steam cleaning. To keep your furniture clean, it’s necessary to conduct routine maintenance (e.g. vacuuming, immediate attention to spills), coupled with periodic cleaning by a certified technician every 12 to 24 months. Furniture and fabric manufacturers recommend that consumers not wait until severe soiling occurs before cleaning because the greater the soiling, the less the likelihood of restoring the fabric’s original color, appearance and texture; and the greater adverse effect on indoor environmental quality.

At Four Seasons, we have been trained and certified by the Institute of Inspection Cleaning and Restoration Certification (IICRC), for upholstery cleaning and leather cleaning. WE HOLD MULTIPLE CERTIFICATIONS INCLUDING MASTER TEXTILE CLEANER. This means that our certified technicians have been through special training schools on how to clean all types of upholstered fabrics and leather furniture. We’re experienced in all methods of cleaning—even dry cleaning if you need that done.  The first step is where we inspect the furniture to determine the proper cleaning method, and we will arrive at your location ready to do the job, whatever the method.. But most often, we use a low moisture extraction method to clean your upholstery. This provides the maximum soil removal  and maximum spot removal while safely cleaning your fabrics. We sometimes use shampoo foam method or hand shampoo, on delicate fabrics.  We always use a special low moisture tool that  extracts soils while never over-wetting the fabric.. Your fabrics are nearly dry by the time we’re finished. This system greatly reduces the chances of harming your fabrics.

Pet Stains and Odors Removal

At Four Seasons, we are EXPERT in treating deep pet stains and odors. With our amazing deep subsurface extraction method, we have saved hundreds of “critical condition” carpets!

HOWEVER, for pet odor problems, we have 3 ways of helping you:

  1. Minor Odor Treatment– Enzymes and deodorizers are used to treat the surface of your carpet. The enzyme is sprayed on each urine spot before cleaning to eat up the urine bacteria. This procedure REMOVES SPOTS and will help reduce odor but is not intended on removing severe odor as this is merely treating the surface of the carpet. This will help reduce or control the problem, not eliminate it.
  2. Moderate Odor Treatment– Water claw sub surface extraction. With this process, we saturate the spot with a special oxidizing deodorizer so the cleaning agent reaches into the padding. We then use the “water claw” sub surface extractor to pull the urine out (see photographs above and at right). This process will reduce the odor significantly, but may or may not completely cure severe problems. Moderate odor treatment is not guaranteed but normally is very effective.
  3. Major Odor TreatmentGuaranteedThis is a full-blown odor treatment designed to completely eliminate the odor if the pet is no longer living in the home. The carpet is pulled up and padding discarded. The carpet is thoroughly cleaned on both sides with enzymes and oxidizing agents that neutralize the urine. The sub-floor, baseboards and backing of the carpet are treated with a special, clear, “odor barrier” sealer. New pad is custom- cut and installed, and carpet is re-installed. This procedure will undoubtedly correct any pet urine problem. It’s fully guaranteed to work!


 Frequently asked Pet Odor Questions

Can you remove pet urine stains on carpet and upholstery? We have a success rate of about 80-90%. However, the success depends largely on how long the stain has been in the fiber. Pet urine can cause permanent damage to textiles as well as create an unhealthy indoor living environment if not removed promptly. When urine is first deposited onto a carpet or fabric, it is in a neutral state. This means it is easier to remove when it is fresh. Once the urine is allowed to dry it turns to alkaline (thus the ammonia odor) and becomes more difficult to remove. If left for months, depending on the fiber type, it could permanently change the dye structure of the fabric and cause the fiber to deteriorate. To prevent permanent staining, clean urine deposits immediately. If permanent staining occurs, we may be able to dye the spot at an additional cost.

Is vomit removable from carpeting? Yes, normally. However, the chances are reduced if an improper spot removal solution has been applied to the stain before our arrival. Also, some cat food has a red dye that permanently stains some nylon carpets. This dye is similar to the kool aid type of dye. If this occurs, we have a red dye removal system that can remove most cat vomit stains (a small extra fee applies).

Do you have a 100% Guarantee on Pet Odors? With our MAJOR ODOR TREATMENT, we do guarantee successful pet odor removal of the carpet. However, the odor may not only be in the carpet, pad and subfloor. It may also be on the baseboards, drapes, walls, etc. These other odor sources we cannot predict , so we are limited in that sense.

Our Tile and Grout Cleaning Process

Step One – Inspection- We inspect and identify the type of tile. We are expert in both man-made and natural stone cleaning and restoration.

Step Two– Furniture moving

Step Three- Pre-Spray – After identifying your type of stone or tile, we begin by applying a dirt-loosening solution to the floor and grout.

Step Four – Pre-Agitation – This is a step that many other companies often skip completely. Using special brushes and /or a rotary scrubber,the pre-spray is scrubbed into yourtile and grout, busting out loads of dirt and grease.

Step Five –  Hydroforce Extraction – Using the Hydroforce SX-12, the tile or stone is rinsed clean with super hot water at 600 to 1,000 psi. Our process is “Splash-free”.
